For how much can I rent my ADU?Rent can vary a lot. The address, size, bedrooms, bathroom, yard, and designs are only few of the factors that will effect the monthly rent amount. As a guideline, 1-bedroom apartment in LA county is rented on average for $2,395 a month, and 2-bedroom apartment is rented for $3,200 a month.
Can I rent my new ADU? Do I have to rent?Yes, you can absolutely rent the unit! However, there is no such law that requires you to do so. Many homeowner decide to build an ADU only to host their family members (hence the name Granny flats, in-law suit)
Is the ADU free?Although it is framed as no money out of your pocket, the ADU is not free. By using our "no-money program" you can start paying for the ADU only once the project is completed and there are paying tenants in the unit.
How long does it take to finish an ADU project?Although timing can vary, you should expect 8-12 months from signing the contract to having the unit ready to go! The majority of the time is to wait for the city's approval. Once approved, the construction process should not take longer than 5 months.
Does my house consider as Duplex with an ADU?No, The house will still be considered as a single family property, hence the name accessory dwelling unit.
